Buying a home 'As Is' [What does that mean for the buyers?]

Hey Danielle DeAngelo here from signature choice realty, and today I want to talk to you about the importance of getting a home inspection. Right now, we’re still in a seller's market, which means a lot of sellers are currently listing their homes and selling them ‘as is’ . If a house you’re interested in making an offer on is being sold as-is, that doesn’t mean you can’t have a home inspection done on the property, because you still can- and probably should. Buying a home is a huge commitment, so you should be completely aware of all the potential issues it has, if it has any, and that’s what a home inspection is meant to do. Typically, a home inspection will check for any potential issues regarding the home's electric, plumbing, HVAC, roof, and overall condition of the home. The inspector will then create and send you a copy of the official inspection report on the home, so you can review it before you finalize the contract. If you get an inspection done soon enough in your due diligence period, which is beneficial for both you and the seller, and the report comes back with more issues than you anticipated, you could possibly renegotiate with the sellers of the home you’re under contract with so the sale can still go through. A home inspection isn’t just beneficial if you’re buying a home, it can also be important if you’re a seller. As a seller, having an inspector come to your home to do a pre-inspection could help inform you of the exact condition of your property. This could also give you time to complete any necessary repairs that may be needed to be done before you list and so you can be able to accurately complete the seller’s disclosure. However as a seller, since in Georgia it is required to disclose anything you know is wrong with the property, everything you find from the inspection will need to be noted when you fill out your seller's disclosure.
